2 How much is my property worth ?

Your property is not only worth what a buyer will pay but what a good agent can negotiate for you. To properly establish what a buyer might pay for your property we will research ...

a. The number of properties similar to yours currently on the market.

b. The number of properties similar to yours that have recently sold.

With these facts in mind we will then calculate the best asking price for your property - one that will attract the most number of buyers to ensure a sale at a great price in only a few weeks.

3 Does advertising cost extra ?

Our complimentary marketing program will cost nothing more than the fee we agree upon. This is a "no sale, no charge" option that provides a wide range of marketing designed to expose your property to the buying public.

Additional marketing options are also available at cost. These options include increased advertising in the local paper, on various internet sites (including a web site for your property alone, if you wish) and marketing to our premium email database which is updated daily as new buyers enter the marketplace.

When we come to see you we will review each of our marketing options and you can decide which will suit you best.

4 Can we put our property on the market for a higher price than you recommend ?

Yes ! You can put your property on the market at any price.

But will it sell ?

Generally your asking price will need to be within 3% of our estimate in order to ensure sufficient interest from buyers to cause a sale within a reasonable time frame.

How much is 3% ? If, for example, our estimate of the eventual sale price of your property is $350,000 then we would recommend your asking price be no more than $359,950.

The correct pricing of your property at the beginning of the marketing phase of your sale is vital to ensure the best price for your property. Buyer interest is strongest during the first 6 weeks. If you come on at a high price for the first few weeks you are very likely to waste the impact of being a "fresh" listing and your eventual sale price may suffer.

5 Are there any "hidden" costs ?

The only costs you will incur are as follows ...

a. Our fee for finding a suitable buyer for your property

b. Any additional marketing costs that you agree to in writing

c. And a fee of $88.00 for sundry costs which is only payable at settlement

6 Will you let us know before you bring a buyer ?

Our sales team will phone you at home prior to every inspection. If they find you are not at home they will use our copy of your key (if you have provided one to us) to access the property in your absence.

Every inspection with a buyer begins with an interview at our office. We do not meet buyers on site without first having interviewed them thoroughly. This interview process is designed to assist us to establish the needs of the purchaser as well as their financial ability to complete a purchase.

In most cases we will also ask for photo-identification from a buyer before taking them to see your property.

Whilst we are at your property our staff will escort the buyer into and out of every room, never allowing them to leave our
sight for a moment.

At the conclusion of the inspection our sales staff will leave a business card so you will know we have visited your property whilst you were absent.
